Suncoast Commons is a 12,407-square-foot value-add strip center at 1233 Kass Circle in Spring Hill, Florida — a growing Hernando County community in the Tampa Bay region. Turner Creek Partners acquired the center as a classic value-add opportunity: a well-located neighborhood retail asset in need of capital investment and hands-on management.

The repositioning program focused on both curb appeal and operating efficiency. Completed capital improvements include exterior painting, LED lighting upgrades, parking lot sealing and striping, landscaping improvements, and the replacement of four 2-ton HVAC units — upgrades that reduce operating costs while strengthening the center’s presence for tenants and customers alike.

In-place net operating income (NOI) at acquisition was $77,819. Eighteen months after acquisition, NOI had grown to $149,893.
